Common Questions:

  1. Is the membership mandatory? 
    Yes, Cooper’s Pond is a deeded Covenant Community with Bylaws and a mandatory quarterly HOA dues. 

  2. What is the initiation fee? 
    There is a transfer fee of $100. The HOA dues are billed quarterly (currently billed at $200.00 per quarter).

  3. What is the fee for the account statement letter? 
    There is no fee for an account statement letter. 

  4. Are there any special assessments planned? 
    There are no special assessments planned; the HOA has been well managed and enjoys substantive reserves. 

  5. What is covered by the HOA? 
    The HOA & its Committees manage the entire community’s functions and amenities (i.e. social, pool, pond, tennis, clubhouse, etc.).

  6. Are there any other fees? 
    Only if the quarterly dues fall into arrears and a collection action is instituted, then the homeowner will pay the HOA cost of collection.
